DESIGN, PLANNING AND BUILDING REGULATIONS Extensions Without seeing the actual property that needs an alteration or extension it is very difficult to be able to submit a fixed price for the drawing work needed for submission for planning permission. As a guide we would suggest you allow £3.00 per square foot (£32.30 per square metre) this would cover our fees and in addition to that a fee would be payable to the local authority, which we would ask you to pay by cheque directly to them. Ground floor small extension average drawing fee is usually around £495. Second floor (two storey) extension average drawing fee is usually around £795. Loft conversion Subject to survey, a planning application drawing will generate a fee of approximately £895; this is based on a standard type house or bungalow. A fee will be due to the local authority in addition to our fee. All Planning applications are at risk of failure and are submitted on your behalf at your risk and loss of fees. BUILDING REGULATIONS Having obtained planning permission (this can take approximately 8-10 weeks, subject to planning committed meetings available), to enable you to build you would require Building Regulation Approval from the Local Authority also, which would be a separate application. Building Regulation approval will incorporate all the building regulations in respect of foundations and means of ventilation, insulation etc., etc. There are numerous regulations that would need to be adhered and complied with and we would upgrade your planning drawings and submit them to the local authority, and this normally would take about three weeks. As a guide if allowance was made of £2.00 per square foot (£21.53 per square metre), but obviously the price would be subject to survey and a firm quotation. All our fees quoted above are inclusive of VAT where application, together with all site visits, negotiations with local authority, filling in all planning and building regulation forms, submitting these and all disbursements mileage and postage. The only addition fee that we would ask on top of this is £3.00 per print A1 size of drawings, generally 10 no. drawings are required per application. STRUCTURAL CALCULATIONS In some instances stances structural calculations are required especially for loft conversions, we can recommend engineers who can supply this information should it be needed at an additional cost.
