PROJECT MANAGER (SELF BUILD)
One major way you are able to make savings on building costs by up to 35-40% is to purchase the
materials yourself and employ tradesmen directly, that is where we can assist you.
Having obtained full planning and building regulation approval by us or others,
complete with a specification, works can commence.
Obviously co-ordination of a building site is a very complex job, hence the type of profit
the majority of builders charge.
Q. How will I save money?
A. Employ us as Project Manager
Q. Does it have to be against your design and specification?
A. We can work with any documentation providing it has current planning and
building regulation approvals and a satisfactory specification.
Q. How will we save money on our project?
A. By cutting out the main building contractor who employs sub-contractors which you can do yourselves.
Normally most contractors work on a minimum of 20% profit and with overheads of 15%
and therefore at total saving of 35% on cost will probably be applicable.
By employing unregistered VAT tradesmen, who we can introduce to you there
is a saving obviously of 17.5% on the layout costs.
We do not advocate avoiding VAT charges by paying cash direct as this is not only illegal,
but takes a great deal of your rights away should you need to enter into arbitration.
Wastage is traditionally a problem with builders and they normally allow up to 10% but
by being very careful considerable savings can be made by yourselves.
Can you give us an example of how savings can be made?
A. Yes, as following:
Let's anticipate that with VAT an extension is going to cost £23,500 with our assistance you
could save probably inclusive of our fees around £5,500.
So what do you actually do?
- A. Check all building documents are correct and ready for commencement prior to building works.
- check that the local authority requirements have been conformed to ( (planning, building regulations
approvals are confirmed)
- prepare a building schedule (programme of works) this is a format of when the works will commence
and the time they will finish and what happens between those two points.
- check with yourselves that the correct amount of finance is available and in place to be able to
fulfil all your obligations with the proposed works.
- prepare specification of all the works for you to agree prior to the building works commencing
(this will include for all power points, heating and the like which is not normally placed on drawings.)
- prepare a material schedule (this is a list of all material that will probably be required for the
works to be completed throughout the site).
- mark and peg out the works ready for commencement of excavations etc.,
- contact and organise tradesmen to carry out the works on your site
- prepare valuations in respect of payments due to tradesmen (quantify work carried out and give
valuations to enable you to make payments)
- contact the local authority building control department to instigate their inspections and arrange for
meeting on site
- arrange for a completion notice to be issued on completion of the works, which can be appended
to your deeds or given to your financier or building society
- act as arbitration negotiator should any dispute arise between yourself and the tradesmen or quality
of works carried out
- carry out regular site visits.
- One of the major ways of saving money is that the usual upgrade or uplift of total price of works
is on EXTRA'S, but as you have full control on additional work if you require it, this will be done at
additional nominal costs which is usual.
- It must be remembered that by employing our services you will not only be saving a considerable amount
of money but have a fully qualified surveyor running your site and overseeing all works.
- Further savings can be made if you intend to undertake some of the works yourselves, but we would need
to be convinced and satisfied that you are competent or qualified to carry out such works,
just as tradesmen that we would employ on your behalf.
